Bridgegate House Refurbishment

Location:

Surrey

Summary:

Bridgegate House refurbishment upgraded a 30-year-old glazed facade, improving weather performance, extending lifespan, and restoring appearance through careful planning, technical solutions, and live-site delivery under winter and access constraints conditions.

Project Overview

The Bridgegate house refurbishment project in Red Hill involved a comprehensive upgrade of an ageing glazing facade system as part of a wider building refurbishment programme. After more than 30 years in service, the building had suffered significant UV degradation, failing seals, and reduced weather performance, leading to water ingress and a visibly deteriorated exterior.

The project required a considered refurbishment strategy that would extend the life of the existing facade, enhance weatherproofing and functionality, and restore the building’s aesthetic quality. All works were undertaken on a live located on a main access road, necessitating detailed planning, coordination with other trades, and careful management of access and logistics.

Scope of works

The scope of refurbishment works was extensive and tailored to the challenges of the existing system. Key elements included:

  • Replacement of aged and UV-damaged gaskets and silicone.

  • Pressure plate realignment to improve structural integrity and weather resistance.

  • Glass replacement where existing units no longer meet performance requirements.

  • Installation of new capping systems.

  • A full powder coat restoration to address UV fading and restore the facade’s appearance.

The works were designed to maximise the lifespan of the original glazing system whilst bringing its performance closer to modern standards.

Key challenges

The project presented a couple of technical and logistical challenges:

Winter working conditions

The programme ran through winter, creating difficult site conditions. Low temperatures required additional measures to ensure work could continue safely and effectively without compromising quality.

Site logistics and access constraints

Located on a main access route in Red Hill, the site imposed significant logistical restrictions. Traffic management was required, and works had to be carefully sequenced around other subcontractors to minimise disruption and maintain safe access.

The outcome

The Bridgegate house refurbishment project showcases the careful planning and execution required to refurbish an ageing glazing system. Through careful planning, technical solving and adaptive site management, the project improved the building’s weather performance, extended the service life of the facade and restored its external appearance.

The project stands as a strong example of delivering complex refurbishment works under challenging environmental and operational conditions, whilst maintaining programme control and quality outcomes.
